The Sign Code was updated by the City in order to address and provide specific sign criteria for the various new land uses proposed within the City (ie., Regional Malls, Multi-Screen Theaters, etc.). The new Ordinance took effect on July 2, 1998. You may wish to view the Revised Sign Ordinance in the Ordinances Section of the Web Page. The Development Services Department has the responsibility of reviewing and approving all proposed signs, banners, and search lights requests in the City of Redlands and both the Planning and Building and Safety Divisions have specific criteria and requirements that must be satisfied in order for a permit to be issued.

The maximum allowable sign area, height, and type of site identification sign(s) permitted for the various land uses within the City is determined based on the underlaying zone districts which range from residential, commercial, and industrial. Also taken into consideration in determining the size and number of signs is the size of the building or lot where the business is located. Freestanding Signs must be approved by the Plannning Commission and all signs over one-hundred twenty (120) square feet must be approved by the City Council.

Both Divisions of the Development Services Department have requirements that are common which include the submission of three complete sets of plans. The plans should include a dimensioned site plan, location of buildings, property lines, location of proposed sign, a completed application, and payment of appropriate fees. The completed application is submitted to the Planning Division first and then Building and Safety issues the Permit. Other requirements for each division is as follows:

  2. A vicinity map should be included to show the location of the site.
  3. All signs should be completely dimensioned in both height and width. This includes the size of each letter on channel letter signs.
  4. The colors for each proposal should be identified. If there is a sign program the paint number and company name should be included.
  5. The signage calculation is based on either lot frontage, lease frontage, or building frontage; the appropriate figure should be detailed on the site plan.

BUILDING AND SAFETY

  1. Provide dimensioned cross section of sign; provide electrical information; show anchor bolts size and spacing.
  2. All electrical installation of signs and neon shall be in accordance with the national Electrical Code, latest addition.
  3. All self contained electrical signs shall be constructed, inspected, and approved by Underwriters Testing Laboratory and displaying a U. S. Label of approval and manufacturers label.
  4. Neon in metal channel letters shall be installed with U. L. Approved electrode housings and displaying a U. L. Label on each letter.
  5. Interior or exterior neon will be installed with aa electrodes terminating in U. L. Approved neon electrode receptacles. All conduit, boxes, and receptacles to be grounded.
  6. Disconnect switch must be within 50 feet in plain view of all signs. Also switch required at remote neon transformers.
  7. All signs to be inspected during installation. Sign contractor is to supply necessary equipment for inspector during inspection.
  8. The building permit must be installed on each sign in a visible place.
